Green Building standards reach a new high in the 2,000 plus building development of Grand Park in Winter Park, Colorado.

This 1,300- acre development will house a population of 5,000 with an appealing mix of single-family homes, townhouses, lofts, condominiums, and commercial space. The focus is for residents to have the ability to live and work in an area that connects them to the natural surrounding environment while incorporating green building principles, techniques and materials.This 20-year, multi-phase 2,500-unit development recently began building the 23 homes planned for phase one. Grand Park Developments, Director of Marketing, Kirsten Laraby told Warmboard that “The vision is to create a traditional neighborhood with porches and extensive trail systems which include nearly one-third of the open space as preserved land while offering the ultimate comfort and luxury to all our home owners.”

These homes utilize environmentally conscious materials to increase the comfort level. For example, every home features Warmboard radiant subfloor coupled with high efficiency and energy star rated Burderus Boilers.

Warmboard radiant subfloor panels have the ability to heat a room unlike forced air heating systems that heat only the upper portion of a room not the lower portion. With Warmboard, heat radiates from a highly conductive aluminum stamped panel inlaid with PEX tubing that routes warmed water through channels to heat the flooring. Warmboard is so conductive it uses lower water temperatures. The panels in conjunction with the boiler saves both energy and money, when it comes to creating a warm environment for homeowners.

Laraby also mentioned that, “The President of Grand Park currently moved from a 3,500 square-foot home into one of the Grand Park homes of similar size with Warmboard radiant heat along with the other discreet amenities. His heating bill went from approximately $600 a month to an average of $100 per month.”

She added, “The reason we originally looked in to Warmboard was because we wanted to keep with the traditional craftsman style home with wood floors. As we continued to look into it [Warmboard], we became more impressed with it and have decided to use the product in all of our homes.”

Aside from sight unseen luxuries such as Spray Polyurethane Foam Insulation and high quality Semco windows, Grand Park features spacious gourmet kitchens adorned with Energy Star JennAir stainless steel appliances. These appliances incorporate technologies that use 10-50 percent less energy and water than standard models.

Since Warmboard is also the subfloor, any floor covering can be used. Natural stone of granite, marble and travertine accentuate knotty alder trim work adding a flare of modernism to the traditional Craftsman style architecture.

Furthermore, Grand Park implements the principles of Smart Growth and New Urbanism. Thus their landscaping will embody the urban environment with natural grasses and trees to emphasize the beauty and maintenance of the surrounding wetlands and forests.
